How did you "1031 the money into another buy" when your intent all along with the initial purchase was to flip it?

I’m currently renting it out for $1,400, with the intent to increase rent to $1500 next year.

I have heard of so many different ways that everyone does lease options (subject to, lease with option to purchase forms, letter of intent, ROFR).

In an exchange, the IRC clearly places the emphasis on your INTENT to hold for rental or investment purposes.

Is this something that would be worthwhile if my intention is not to be a sales agent but instead an investor?
