Been searching the market (NJ) for the past 2-3 months, have been putting offers down, even getting to attorney review just to be told the seller is going with another offer "way" over asking price AND with the inspection/appraisal contingencies being waived...My question is how are these people casually waiving inspections like this??

If vacant you need to:what is cost of dumpsters vs buying a pick up or finding some hauler to throw away all the demolition  secure and board up and add cameras, get roof bids, order roof parts, roof needs to get on the house ASAPclean out dry wall, everything fabric throw away, cut up and remove carpet, mop the studs and floor with bleach and water solution (5% bleach), inspect electrical - maybe some shorts or problems, order flooring for kitchen and baths and new kitchen cabinets (measure like you are OCD ten times), how is the sub flooring?

He was very thorough and answered all the questions I had after the inspection. 

I wanted to recommend a sewer camera inspection.

They should measure at their inspection if they have one, or the walkthrough.

Try to talk to them and do a physical inspection which includes checking their books too.

YOU give her the day , date , and time of the move out inspection .

With that said, I do quarterly inspections and only once did my tenants actually replace the filter by themselves, despite me providing a box of filters.

Permits are easier than inspections I expect.

There wasn't much negotiating other than having the seller pay for a few small items discovered during the inspection.
