If you're at your local BP meetup, offer that up and try to walk through as many rehabs as you can.Before you know it, you'll be able to look at a property in a few minutes and get a rough order of magnitude - you know floors cost $2.5/sq ft to install, you know a 1600 sq ft house costs $3k to paint, you know a kitchen w/granite is about $6k, HVAC is another $6k and then you add in a healthy 20% for cost overruns and unseen items that always pop up.
