You have likely explored this already but have you considered adding additional ADU's? 

I'm currently a pre-medical student at U Miami, and I do want to become a doctor, but real estate is something that I also have a passion for, so I'm putting that dream of becoming a doctor off for a while so that I can explore this passion. 

The main reasons I am exploring NC as an option were because I'm remote for the pandemic so I could stay down there and I don't know the area I live in well anyways (recently moved down from my home state of MA).

Nothing like I would have had to pay for hard money (I explored that option as well).

I am exploring ways that I can leave my full time job and be able to still finance some buy and holds. 

I'm going to start exploring Columbia.

Definitely keep exploring to find something lower. 

@Gustavo Juarez I wouldn't get into buying properties all cash or super cheap ones either, especially until you have explored other options. 

I also explored the Roofstock option and I absolutely love their portal.
