What is going to be your niche in the REI game?

My background is in transportation logistics, so managing tons of moving parts and being ahead of the game is at the core of our business model.

Although I suspect that's how/why I found my way here -- trying to learn about this whole game.

@Angel McClinton, I'm in the game on fourplexes in NW Houston, specifically Cypress and Spring. 

@Austin Reppart this is great practicing advice, any suggestions on which software or website to use for calculating the appraisals and running the numbers?

Hey BP,I'm a software developer working for "Big Tech" here in San Francisco.

Thinking about the long game.

Most syndicators/"investors" are buying at or above market because they are playing the momentum game i.e. prices have gone up in the past 4-8 years, hence, prices will continue to go up. 

Does anyone have any suggestions on software to use that can track expenses for tax purposes for personal income(W-2), rental properties, and also for my wife’s real estate agent income.
