Traditional home buyers with families are either fighting flippers for the homes we would buy or seeing homes that the flippers have now priced out of the neighbor hood.

I would get someone like ProTitleUSA to do a full (2 owner) search, just to be on the safe side.

You can't fight it so dont bother, especially on something this small.

You did an installment sale in 2017 reporting no income so all gain was deferred to 2018 - that's better than a sharp stick in the eye.And now in 2018 you will pay the tax on the full gain - both profit and depreciation recapture. 

And don't full in love with a deal. 

Lots of great interviews and stories from folks who do real estate as a side hustle, and others who focus on it as their full time job, and still others who passively invest.

I would, personally, think long and hard about going in full time as an agent right away if you don't have another income stream.

The reaso why i go on mls / Loopnet is that i still work a full time finance job and dont have the time to coldcall do mailers.
