I've seen many rehabs where they have to re-do so much of the old building, they would have been better off scraping it and starting fresh.

There are two large storage units in the hallway upstairs that could easily be converted into laundry (right now laundry is in the basement and we would want to move these upstairs to get a premium price for rent).

Most people will have their own bedroom furniture and would probably prefer their own stuff and not having to rent storage space potentially.

A few popular niches are commercial, small/large multi family, mobile home parks, storage facilities, BRRR/Value add etc.
