In addition to appreciation potential, there are a bunch of tax benefits to consider as well... my favorite being that a tax loss can be carried forward to offset future taxable income.

I just checked their site and it seems like they changed up some of their pricing models based on what I had seen in the past. 

Original price was around $270,000 but right now I would say it's worth around $390,000 for some rough numbers.  

Purchase price: $935,000 Sale price: $1,300,000 16-unit value-add multi-family purchased for $935,000 with no additional net investment as CapEx has been funded from reinvesting a portion of the cash flow at the property.

Purchase price: $450,000 Cash invested: $450,000 bought a run down mis managed 16 unit property, with my investors, for $450,000 Rehabbing units as they become available and increasing NOI.

Future sale price is set, regardless of market.

Strong potential growth, lowering prices, good proximity to the rest of Florida, but central.

Purchase price: $550,000 506b syndication What made you interested in investing in this type of deal?

Lenders will want to verify you have 25-30% down and 6-12 months of reserves + closing costsEverything else is straight forward.

Chicago feels to be saturated and over priced, not finding great deals, but I could be wrong?
