Knowledge conquers fear. 

My passion is people--talking with them, understanding their needs, wants, fears and dreams.  

They don't want to keep the house, but they don't want a foreclosure on thier credit and they fear the bank coming after them for additional damages. 

@Andrew JohnsonYour DSCR  (noi/debt-service) is 1.059;  I fear you are low as typically today it should be 1.2-1.3The Expense ratio is high; you do not mention management, insurance, reserves or capex so I'll assume you know and just did not show. 

At this point, we were literally scared and feared that if ABC Baltimore refused to buy back the house and then we would have to go through a long and expensive legal process.

If anybody could accurately predict when, where, and how much a market would go up or down in the short term, then they wouldn't be here on BP ... they would be drinking pina coladas on a private island that they own ... be very fearful of anybody who proclaims with confidence that they know this would be my advice.

My main goal is to earn 3500$ per month after all expenses, in 5 years maximum...Another thing, is i'm afraid to invest, do you know how i can get that fear of failing out of my head haha ?

They are not the boogie man that many landlords have a irrational fear of.Wait and see, do not be intimidated by the fear mongers.

Thomas S, I know your answer - fear of vacancy only a concern to hobby landlords.

I know it can vary quite greatly from state to state so some people might not want to state a figure in fear of throwing someone off track, however a general ballpark would really help in starting to run numbers and ensure I am planning accordingly.
