I work full time and make a fairly decent wage, recently obtained my real estate sales agent license, and just started my own company doing what I do for a living on the side (electrical contractor).  

When you hire the PM you may be able to write into the agreement that they hire the one you chose and it may give you a bargaining position to reduce the cost or eliminate the cost for the PM's fees for future upgrades and other properties you hire them to manage.

Hello all,I am fairly new to real estate investing and am very interesting in learning as much as I can.

I get paid fairly well, $90,000+ annual salary but I'm just exhausted with the hours, nights, weekends and holidays and stress from daily operations. 

It's best to negotiate directly with a seller, because the solution of an owner financed transaction requires a fair amount of motivation, and you wouldn't be able to offer a solution to the seller if you can't talk to them directly about how your solution will solve their problems.

@John Arendsen, if I understand your posting, you're looking to invest in crowdfunding sites, but not as a typical investor but as someone who sits on the board.There are about 20 sites that I would consider to be investment quality, and the remaining 80+ are fairly poor for one reason or another (in sufficient volume, none of experience, poor investor protection, etc.). 

Hello bigger pockets community,  I am a new investor in the atlanta, Georgia  area and was wondering if any one had any recommendations for a fair price, quility work contractor in my area I can use for an upcoming project.

I'm not super familiar with how the VA/lender will consider your rental income, but I'm fairly positive it is able to be considered as income for qualification purposes, but there may be an asterisk there.

If this pm did know your preferences and ignored them and you feel they were careless with your contact info (that info would be fairly easy for most people who wanted it to find) it is time to hire a new pm.

Mix that with being your best friend and you don't need a forum to tell you that you how this will end.Most of my properties are fairly unique like the one you are working with so I always market them myself.
