However, most investors I talk to go thru the SFR property experience and then after really understanding its limitations like a second job especially at turnover time (lack of scale, time, hassle) and then see they can get even better returns w/experts and save their weekends for more enjoyable family activities will do the shift. 

I personally think Airbnb’s fraud detection measures are quite a bit better as they seem to have more insight into payments.We had a guest, let’s call her Parys because her fake identity first name that she used is an equally big city just as misspelled.

@Peter Bui there is so much good advise other experts have given up here and here is my two cents “Invest in yourself” before you invest any of your money on real estate and there is so much information and expert opinions here on bp and other places online.

@Evan Barney and @Frankie WoodsI didn't invent this and am not an expert on it, but what I do is buy with cash, then self-encumber with my mgt co s-corp. 

To be honest, the BP spreadsheets are a decent start but do not adequately do the job for serious investors.Happy to share insights/feedback and answer any questions you might have.
