I'm new to BP and wanted to float a question to those of you more experienced investors. 

Good team members are important.  

At the end of the term they exercise their option agreement, execute an agreement of purchase, get approved for a mortgage and take title of the property.Make sure you work with an experienced mortgage broker and lawyer to make sure you do things right for your area. 

If its a hot market you might have to make an offer before getting in to see it, which may sound scary, but if you have a good team its not a big deal.

thank you.i've been reading as much as i can get my hands on for about a month now. that's just a base; i find talking to folks involved in this area to be invaluable.fortunately i've built a team in the past before i even knew that i'd be getting into this. i have a broker and lender at bat already. i'm looking to expand on investment partners as well.our goal (my Wife and i) is financial freedom - eventually. i'm 37 years old - and starting now is better than nothing!

I decided that I'd like to search for a seasoned/experienced wholesaler who is looking to teach someone to birddog for them; as in what to look for in a deal, what red flags to avoid, how the local market works, etc. 

Read books and blogs and listen to podcasts of experienced apartment investors and join a local multifamily group. 

I would recommend prior to buying s note to get more training or find an experienced partner for your first deal.

My opinion is that you always visit to meet the team, see their systems and see the quality of their build and the neighborhoods their in at least once.
