I would actually like to see policy that encourages more small regional banking and a return to banks having bankers at them.

Be honest and open with the seller and realtor and they will be fighting for you (to get their commission they will lose when the listing expires) to complete the deal and encouraging the seller as well.

Many similar banks are encouraged not to risk their liquidity or the safety of the depositers money.

The government should encourage housing more than it discourages it as best as possible.
