Often times prices will differ greatly because of the simple fact that they are doing different things (This is also a way many contractors will try to squeeze money out of you).

Current Purchase Price: $188,000Total Expected Monthly Rent: $2,100It is a 1925 triplex that needs (to name a few):- Foundation work (post and pier, $11k worth of work)- Roof replacement ($11k worth of work)- Electric that needs to be brought up to code (still has knob and tube wiring, etc.)- Termite treatment- 1 dysfunctional water heaterAccording to contractor bids, there is at least $45k worth of repairs. 

Down the road, I'd also welcome contractor recommendations. 

I have my contractor going in today to complete some work and by the time the place is rent ready all in all I’ll be out about a month and a half worth of rent.

I'm looking for some recommendations on reliable and quality contractors that will walk properties with me to give me numbers.
