If you buy a $100K fourplex and rent it at $1K per unit you will do fine, if you buy a $500K fourplex and rent the units at $500 a piece you are in trouble. 

The simple solution was to call a music store that sold new and used pieces, they hauled it away and gave me a couple hundred dollars for it.

Even if you have 5 different pieces I don't think anyone will complain you posting 5 messages in a row if it is valuable.

Housing, IMHO, is only one small piece of the puzzle here.

For those of you that watch MM... his entire first piece was on his theory that housing was bottoming in 105 days.

However, I am seeing great deals on SFR with renting potential, so here's my question:Do you think SFR are a good idea to start out with as long as you rent them out in pieces, either by the room or at least in two pieces (i.e. main floor and basement separate?)

Even pieces of junk have multiple offers.

He literally just pulls the random piece of furniture aside and sets them loose before he leaves the house and he comes home to clean floors.

Now I started out with a piece of paper and pencil so don't complicate it too much.

I advertise there, on signs, flyers, I mail to preforeclosures, look for vacant property, check listings, cold call...Leads arent knocking down my door or anything, but the most successfull methods for me so far have been the newspaper ad, and just starting conversations with people (ie neighbors of absentees, landlords in the area, friends/family who after knowing what I do, start keeping their eyes/ears open on my behalf)
