Hello, I took a 30 day trial of Doc Haller's commercial real estate investing course that ended up being a waste of time.

I am looking for a contractor that can expand window wells, install flooring, expand and move bathroom plumbing and potentially chase a plumbing leak, among other things. 

We have attorneys draft all our docs for us and have our servicer verify that everything is correct.

However, homeowners' warranty won't cover it unless its a leak since it involves rerouting they can not cover they say.

And before you get too far down the road, a lot of loan covenants mandate that anyone with 20% or more ownership has to sign the loan docs, so you will typically find that most equity investors won't want to cross that threshold.

The property doesn't need much, a new roof (it's leaking) and some minor interior work here and there, mostly drywall and a window or two.

There is a plumbing leak somewhere in that property.

I also do semi-annual inspections where I check smoke alarms, fire extinguishers, and plumbing for small leaks.

Your local State LL Association-or similar- is inexpensive and will generally have all docs, leases etc on their website.

I am getting ready to mail a certified letter requesting records for multiple docs, notices for a meetings that are on record, recorded minutes, budgets, contracts, conflict of interest docs...
