You can threaten to report them to the Real Estate Board for missing readily apparent disclosures.

The Sellers disclosure answers "Yes" - that all necessary permits and approvals obtained, and was all work in compliance with building codes?

The issue lies in the fact that a seller's disclosure was completed and all questions/boxes addressing these exact issues were checked "NO".

I mean, think about the issues you are complaining about, and then tell the rest of us what kind of disclosures you would expect from the PM in relation to the issues.
