Both agencies have an initial period, 20-30 days, that the property is only available to owner occupants, Fannie calls it First Look, and these dates are shown in their listings.

In my own contract, I have it clearly spelled out that all tenants have a courtesy date of the 5th for rent to be considered "on-time."
