Many foreigners, mostly S American, looking to safely park their money in the US, and more concerned about not losing value (or just getting their money out of their country while they can), as opposed to income.

I guess my main question / concern is where to start?

I guess I was concerned about how to use/transfer the cash without it being co-mingling.

Mention your concern to your lawyer so they can keep an eye out. 

I would mostly use it for emails, browsing internet etc and I am not really concerned with storage because i have a hard drive and PC at home and I also use dropbox.  

My concern would be after rehab done and owner likes it so much and doesn't want to sell. 

My concern is that the deal will fall through.

But what shocks me is how experienced realtors will get these inspection reports and say, the buyer is ready to walk because of the long list of serious concerns.  

This method or tool will allow us to place a resident in the property who for whatever reason can't qualify for traditional financing yet, but would like to enjoy ALL the Rights of Ownership yet avoid all the inherent dangers of Seller Financing Schemes such as Sub-to, CFD, AITD, Lease Purchase, Lease Options, etc.

I've listened to the podcasts concerning it but want to hear other people's stories.
