Checking with the 2 lenders who I have preqalified with, one seems to think it's no problem, the other is still checking with Title Dept. to find out, but feels it likely is an issue since the Lender would not be covered in a potential claim.

The ballon payment is in 10 years so I’m thinking on year 9 I would refinance or sell the property.

When they think you probably won't get approved, they still proceed and hope the underwriter will be okay with it.

I would never have a tenant think S/he could haggle with us regarding anything that has to do with payment terms. 3.

I'm aware this bucks the trend of investing in OH, FL, etc. but I think (and hope) positive cash-flowing deals can be found with the right connections. 

Looking these up doesn’t prove you are dealing with who you think you are.

I think casting a wide net is the best approach.
