I've found this creates more urgency for serious applicants.

Looks like they've finished digging out to create a basement; and are now extending the house in the back.  

I would also recommend creating a list of goals... 3 months, 6 months, 1 year, 3 years, 5 years, 10 years, and 20 years.

General OverviewAn RE Investment firm ("Firm") creates private mortgages with individual home buyers. 

Just looking to get opinions on what would be the preferred route to take for a 1000 sq ft single-family ranch home - one with three small bedrooms and one bathroom (which is the current set up), or converting it to two larger bedrooms with two full baths (specifically, creating a larger master bedroom with a master bath).

It sounds similar to what Virtual Staging Solutions has created for the staging industry...They charge per Project to 'virtually stage' a property.
