HeyLooking for input from other members running their short term rental properties.We are onto a new project where we have a small acreage that is nicely setup.3 bed/2 bath house that can accommodate 8-10 guests3 services rv pads that can come with newer trailers to accommodate upto anther 12 guests.The property is close to the lake, golf, kids activities, town etc and have a Great Lake view.Last year we added a large 1400 sq-ft deck to capitalize on the view and add a hot tub, 12x24 pool and lots of seating etc.This year was a large fire pit area suitable for 12-16 people.Next up are three choices and not sure what would give the most value (or do I do all 3)1.

I was only limited to what I can build on the land I had based on zoning and it could not be rezoned to accommodate a higher GFA..

Great area although not the areas like Tarrytown that you prefer, but if you can lower your build cost to accommodate for the neighborhood then the returns look good.Opening escrow later this afternoon and I'll send the details out.

My list isn't as comprehensive as Account Closed's, but I can tell you that Missouri (my state) is fairly land lord friendly, and in my view friendly enough as well as well-priced to be a great investment decision.In my town (Springfield, MO), a 2 bed house, liveable "as is", can be bought for $30K-$35K and rented between $550-$600.

There are sections of land in WNC that just can't be developed versus the flatter land and easy accommodation of growth in CLT.
