Ian,I read your post about the different Cities in MA and wanted to connect. 

You should check in your state and municipality for some of the rules around this.

My broker listed my rental as my primary residence, but I am renting/living out of state.

You are going to be moving out of state and want to purchase a new home in NE and keep the current property as a rental.

Tenant signed a contract with the property manager stating she would pay 1300 now in my opinion that's illegal on both parties.

I know that many of my fellow investors buy in the actual city of Detroit and their furnaces, water heaters, etc. are stolen from their properties. 

I'll preface by stating I am a complete newbie to real estate, however I have followed BP for about 10 years now.Option #1: House hacking I am currently unemployed, but have a chunk of savings for a downpayment (roughly 50k) if I decide to go the route of house hacking.

There was a label by front door stating the following “We found this property to be vacant and/or abandoned.

The City of Findlay also offers property tax incentives for developing vacant land.
