Happy to help further.Thank you ko I can’t find a solid answer either in obtaining the property there is a listing agent but not sure if I need a purchasing agent for the property.  

Last year, a few months after purchasing my primary residence, I took the leap and bought my first flip.While leverage knowledge from books, podcasts, talking to peers at meetups, Facebook groups, I connected with a great contractor, real estate agents, and subcontractors.

I'm not sure if being a real estate agent gives me better recourses and knowledge versus not having a license.

At this stage, based on your post, you would wait until its listed then contact the listing agent to purchase it.

How I Found the Deal: '- networking with fellow local agents (I am an agent, for context)How I Negotiated the Deal: - Gave the seller what they were asking for to get in contract- Negotiated seller credit based off inspections - Told the agent who brought me the deal that HE could represent ME in the deal, which made it a win-win-win.
