For the AZ properties, we have gone out there ourselves to do some work on it initially, to get them looking good (such as, we did xeriscaping), and now they pretty much just run on auto-pilot with routine stuff.

All mechanicals, roof, etc are less than 5 years old. 2 gas ranges and washer/dryer may need to be replaced in next 5 years.Easy to rent as close to capital, university, etc.What do you think?

I have found that to get umbrella coverage from many insurers, you must have all your insurance policies with that same company (auto, home, liability and fire on rentals).

Plugins there such as Formidable Forms give you just about everything you need for collecting leads, and then using that tool, you can integrate it with SMS tools like Twilio and automation tools like Zapier (which can auto put that in your CRM funnel for your broker team to follow up on).
