Looking to do individual leases per bedroom and include basic furniture and home itens.

The properties are held individually with me and a partner.

The analysis isn't quite as straightforward as looking at each individual deal and seeing if the cash flow is positive on individual properties unless you're planning on only purchasing a single property.  

Can anyone give me an idea of what market prices have done there over the past 3 years, or point me toward a local pro that could assist?

I am an extremely motivated individual that enjoys challenges.Just flat out, are there too many liability issues to having me tag along and help out that would prevent me from being able to obtain this goal?

I generally send the same letter that I send to individuals except that instead of "Dear James" I'll address it to "Dear 123 Family Trust".

I'm a little nervous as a new investor however, I know that finding a good real estate agent, knowledgeable in investing and great with newbies, would be of great assistance.
