Just put a lockbox on - or have a locksmith do it if you're out of state - and when prospective tenants arrive at the house, they can text you for the code and check out your rental on their own.  

The third option would be to buy a preexisting 4 unit, but they don't appear to be priced anywhere near 450k.Being that I have not arrived in Portland yet and haven't been able to drill down solid numbers in order to put pencil to paper, my projections may be way off.

A typical arrival will still be a good seven hours plus from touchdown in Cancun airport to arrival in Bacalar between customs, waiting for the train, and train travel time.
