There is not enough cash flow in this deal for you to sit tight on an empty unit until you find the quality tenant (that you might not even be savvy enough to identify in these early stages of your landlording career ) that makes for a smooth running operation (especially impotant for a newbie).

My opinion is that, regardless of who the President is, we are in the late upswing stage of the business cycle.

It's been my experience that you should try to arrange your financing before making the offer.
