It might not help with the current tenant since they already know you're the landlord and they're now used to the convenience of having you next door, but in the future, create a privacy shield and put in some systems to help you screen repair requests.

You could try something like Bungalow if they cover that area, if not perhaps an agent that only manages a handful of properties instead of a larger company that already has their systems set up for individual units.
