You can ultimately be successful anywhere on that spectrum, but some approaches increase your chances of success, and others increase your chances of arriving at the bottom of the mountain in a ski-patrol toboggan.

Both sides went at it, and were 100% convinced that theirs was the right approach, and the other person was full of a cattle product.

You may have to do something to freshen the variance every 5 years or so as some municipalities expire unused variances.This approach will have a cost to it.

Since there are 4 cabins on the property there really isn't a good way to compare them to other sfh comps in the area, which is why I am leaning towards a more commercial valuation approach. 

All in all though, I think being adaptable and flexible in this situation will prove best instead of a “ONE WAY ONLY” approach.
