You may have to do something to freshen the variance every 5 years or so as some municipalities expire unused variances.This approach will have a cost to it.

Since there are 4 cabins on the property there really isn't a good way to compare them to other sfh comps in the area, which is why I am leaning towards a more commercial valuation approach.
