My comment to them is that I am happy to draft the offer up on their behalf, however, with a written agreement with the Seller my responsibility is first and foremost to my seller.

@Sarp Ka I believe the best way to do this would be to stay off title and have a separate operating agreement with this partner, though I am not a lender and this is not lending advice.

I ended up getting my aunt to cosign with me and just need a simple agreement between us but not sure how to make it or what exactly to do.Here are the simple terms below:- We are splitting equity 75me/25her until I refinance and own it 100%.- I am putting up all the money, she is a passive investor.- I guarantee a cash out refi in 5 years at the latest and I guarantee her a $10,000 minimum return at the end of the 5 years.Any help is much appreciated!

That being said, I do have a clause in my property management agreements that states I'll do extraordinary hourly work at a pre-specified price ($45/hour for example).Since you're out of town, I'd ask the contractor to text photos as work is completed.

@Dee Bral I collect deposit to hold and have them sign a deposit to hold agreement.
