I saw this same scenario play out a few years ago with a local investor who I knew from the West Suburban Land Lord Association in Berwyn.

.- if you invest closer to home, which is SoCal and/or just the west coast in general... there's really no cash flow here, so would that somehow be saving you money or taking less out of your pocket?

But the particular area (west of the MS River) where that property is, has it's own courthouse and eviction **cough, better, cough** court than the main City Hall eviction court.In "main" NOLA, the tenant has to leave by noon the next day when you win an eviction.

I see these houses all over the west end of Louisville, and I'm wondering if anyone has had any success with them.  

I looked on tons of areas south, west and north. $$$, cash flow and appetite for living in not the best areas will determine your location.
