I appreciate all of the insight, this particular property would take a major overhall, huge wall caving in, in the garage, new roof, kitchen needs remodeled, bathroom needs remodeled, the entire yard needs redone, the whole house needs carpet, new walls in some rooms and paint, you could easily sink 50,000.00 into the home if you don't do your own work.

I've purchased about 30 ppties this way and NONE of them have ever had intentional damage, although I once evicted a tenant that did about $1,000 damage intentionally and I saw a neighbor take a chainsaw to about 20 feet of load bearing wall during an ugly divorce.all cash

i didn't think the guy would go for it b/c someone started to rehab already and just had to stop work on it for whatever reason so the electric was upraded already, about 55% of the walls were done and painted. i also didn't think the guy would go for it b/c i thought i screwed up by telling him i was planning to wholesale. but i've never done this before so i was trusting the person who has done this before.
