I'm looking to build 2 sets of one story townhouses with 5 units each so 10 units total, 2BR/2Bath. 

Few years ago it was a multi-state portfolio spread across 5 states. last year it was  500+ units in Texas and 400+ units in Florida.

Money now is better than money then is how I looked at it, and how I was able to justify the move of the money due to building a unit that will add that much more income on my passive income side of real estate. 

Even though I'm a CPA, I personally use turbo tax and I own 20 units.

Wondering what other creative ways there might be to keep the property and buy more units to do the same with or should I be cashing out on the ton of equity I have and use those funds to buy outright and chill on the cash flow?  

I understand that I would need to find an operator willing to do business with me; I'm simply asking if it makes sense, and if it would be a scalable option to start my first handful of units. 

So, i am in the process of buying my first property which is a 4 unit multi-family property.

I would like to move into the mid-size multifamily space (~8-24 units) in the somewhat near term, but I probably have a few more BRRRRs in me before then.  

He now has ~15 rental units in the greater San Diego metro area.
