Have you considered the other options that could work for a family, ex. side by side duplex, house with ADU, house with carriage house, house with a walkout basement, etc?  

There are still a few pocket areas of the Oregon Coast that do not have any restrictions, many where active rental permits transfer to the new owners, several where the allocated number of permits has not been reached or where there are very reasonable waitlists for a new permit (often in the single digits.) 

Option 1 and 2 involve either ground up construction or a space you're not familiar with.

In digging through the bigger pockets forum I have found that the delta between the actual sales price and what these 3rd party websites list or state can be very high.

Hello Fellow Flippers in Denver Area - Last ditch hope, but I have to put my question out to the Bigger Pockets universe.

In addition my investor is exploring the option of getting a variance to add a parking spot in the backyard of the property.

If he says no, is my only option to back out and lose the earnest money deposit ($6,000) or go forward with the purchase, knowing I'll have a $3,000 - $5,000 bill or more if I decide to do this later?
