@Yuttana Chawengsub If you have an agent that is an investor you're golden...my normal process would be to run a comp report in RPR and Core Logic...pull historic MLS records, review auditor data...and essentially any other data to assemble a clear picture of the property...then we start to talk through analysis...based on investor need of course....pretty simple stuff, generally. 

That is the best place to get a true picture of disputes, current licensing and insurance, longevity and whether or not they keep changing licenses (multiple licences for the same person over the course of a few years can indicate less than desirable business practices).

A plain 3 tab shingle (pictured above) looks cheap and if that's the 25 yr one then spend the money on architectural one, also pictured above. 

Once you have the entire picture outlined, you can analyze the deal to see if it makes sense.

I have a lot of interest but either am not getting folks to come look at it after sending pictures OR folks are seeing it but not filling out an application.

However, occasionally you might reach a really helpful rep who is concerned that you are not getting the full picture from the avg bill. 

From the pictures all three are almost turnkey.

SMART tv in the living rooms, basic cable in the bedrooms, gas or charcoal grill, indoor and outdoor manly type of entertainment (poker table, darts, fire pit, horse shoes), and lots and lots of artwork that I can not post a picture of on here without the post being removed.

Do they have pictures on the wall from their kids Naval Academy graduation (saw that in Boyle Heights).If you think they can be moved, decide how much it will cost.
