If I am understanding the situation, you took at a 12 month loan and it is now due and the lender is foreclosing (I do not understand the six month comment).Here is the reality, getting a lawyer and spending $ to delay a foreclosure is only going to cost you more $ as the lender will also have legal costs that get added to the loan and you will have legal costs.Your options are refinance or file bankruptcy.

Don't wait for interest rates to drop - if they drop enough you can always refinance and improve the deal's performance.We are continuing to buy if the deals meet our criteria - the problem is that it is tough to find deals that actually meet our requirements :)

I haven't found any information about not being able to split the lot if the house is built before 1978 (which mine is) but I'll bring that up to the county when I meet with them in a couple weeks.Is there a reason why you chose to split the lot as opposed to adding an SB9 unit and then adding an ADU to it?
