Thus far in my investing journey, I’ve used only conventional lending.  

Unless you're banking $8-10k/mo after expenses you're on a 5-10 year journey just to break even. 

If the magic FTHB down payment assistance Biden has been talking about went through, and was hypothetically only for first time buyers, and you otherwise qualified, you now wouldn't, as you are no longer a FTHB, in that scenario. 

For example, tell the mentor about yourself and where you are currently at in the journey, then ask something like, "If you were in my shoes, what would you do to get started?"
