And the answer is always the same :-) There is no way to accurately do this...too many variables and moving parts, plus it varies too much from one locale to another.You need to find a really good General Contractor and pay him to walk the property with you....over and over....until you feel really comfortable estimating yourself, and that should take years.Alternatively there are online calculators (even one here in the tools section) but I would not rely on them for the reasons listed above.

The plumbing company gave me a quote and list of what has to be done: "Remove toilet and many ceramic tiles from floor and shower stall.

Search for the National REIA and that site will list all the local REIAs.

I have heard that you can get a list of pre-foreclosure too.

Personally I would hire an onsite person for some handyman tasks but I would stay away from them handling money related items.

Your next step would be to build a buyers list, if you plan to wholesale the homes to other investors.

I am concerned that the local market will not support long-term rentals as I do not see any listed that are comparable size and bed/bath count.
