In different, more seasonal markets where it snows hard and there is less demand from a smaller renter pool during certain times I could see more benefit, but not so much in SoCal where you can get a place rented within a week easy pretty much any time of year.

They were wanting to look around to move to a town with less snow as tenants husband is in a wheelchair. ( this is in the Sierras, snow level varies with the elevation) The day i met with them I was also waiting on a repair person who was going to line the chimney.

I know many "Bush pilots," I have taken 260 mile boat trips, 300 mile snow machine trips, camped on the Yukon River at -30 below zero, goose hunted from a SNOWMOBILE in may with no snow on the ground, cought 50LB king salmon in a net, excess of 50 whitefish in a net at one time and caught  6lb trout on rod and reel.

., etc.So, without actual numbers, it's hard to say how big a chunk that 30% really is, after figuring the cost of losing a month's income (and maybe more if someone decides to bail out of the lease early or you end up kicking them out for whatever reason), hiring snow shoveling services going forward, etc.
