If I cash-out refi, especially my primary residence, I am paying that back over 5, 10, 30 years (because I live there) so significantly more money paid in interest even if rate is lower.There is not a one-size fits all, it all depends on how long you plan to pay the money back.

If you've got that believable reason and truly intend to owner occupy, 85% LTV duplex, 80% LTV 3-4 unit.If you're getting a pure "investment property" mortgage, 75% LTV.If you don't fit into any of those boxes, time to look at portfolio products if you want the property.

I am wanted to know what some of you have done to possibly unofficially/officially employ these guys to help me drive streets, look for properties that are distress or fit my criteria from the curb in my farm area, and take addresses for me to later contact after scrubbing through them at home.Ideas so far: just feeling this out with several high school/college age friends my wife and I know, a general consensus is that most would be happy to do this for just a full take of gas and if we land a deal they get a cut/flat rate.
