So put all this fake news, education, and experience behind you and just learn how to be down to earth with these people here that is all I am asking.

If he's a fake, he will struggle with those questions. 

I'd demand the deed and would gladly give a security deed (or mortgage) with the 18 month balloon, if that's what was agreed upon.Unless this "sale" is formally consummated with an actual closing agent (title company or closing attorney), I wouldn't move forward.It's amazing how many folks "forget" (or "mis-remember") promises made...Also, if you haven't yet done so, now is the time to begin working with a great mortgage banker/broker to determine your refi prospects.

Whoever you rent from will probably have their own application and screening process where they will be doing their own check  and most will not want yours for consistency as well as to avoid fakes.  

Also, it seems pretty daunting to be promised you will get your earnest money back if financial data makes you change your mind. 

Don't get caught up in fake pro forma numbers.

I'll probably be looking for a new service if they don't honor the free promise to their long time users.
