We had a conversation today and to keep it long story short she stated that I shouldn't expect a property to cash flow when running the numbers for an FHA loan. 

If this goes through, when is it expected to go into effect?

If you get the results you expect from them, go ahead (be careful with the rest of the terms of the loan: ballon payment, maturity, hidden feees, etc.).

There's a couple of reasons, but the big ones are that most seem to be brand new with unrealistic expectations for what they're getting into or they're old-timers still looking for grand slams when singles and doubles are all the exist anymore.

I have to tell them if they got 2 or 3 bids and they are close , dont expect anything much cheaper .  

It has been on the market for 60 days, which is more than we expected in the area.

My state real estate exam is next week and I fully expect to pass. 

Expect to see those becoming less as more solar is adopted.I know some will hate California for it, but I absolutely think it rocks that California is leading the World on the inevitable journey to renewable energy.
