We have a 3-unit in a not so desirable area and if everything else checks out we would rent to someone without verifiable income. 

Having dedicated my career thus far to increasing the net income of my clients, and earning a nice living from W2 earnings, I have finally discovered my "why" and couldn't be more excited.

You could get your house, live in it, fix up, pay down a little of the principle, earn some equity and refinance to free up capital for future investments/rent it out in a year and have a nice start to your endeavor.  

I am convinced that this is deliberate action by Sherman Bridge to earn the $1,500 monthly interest as long as they can procrastinate and put my refinance off; and now having read other posts in this forum and learning that it's the normal way they do business with so many other customers I can see that they sell this hard money to permanent financing loan combination as a dangling carrot really since it's oh so clear Sherman Bridge never intended to process the refinance in a timely manner to begin with.

It is more like a small barn because it is tall and very spacious at about 600 sq ft.It is located on a very desirable cul-de-sac street with almost zero traffic - super quiet, safe and private.

I also set up a side room and did Air BnB to earn some extra money. 

Not only was the creative renovation cost effective but higher rents were achievable for more desirable office space.

I know with the knowledge and the burning desire we can all accomplish our goals

Many charge a monthly fee, plus get a split of your earnings, w/ very little incremental cost to you being on the team.  

My interest in real estate stems from a desire to begin delving into Tax Lien Certificates/Tax Deeds to eventually by and hold income properties.
