@Jerry Lucker I've got to say waiting a year to post that comment is indeed a slow burn, I stand by what I said, that I have yet to see value in a paid landlord association aside from lobbying thus the financial contribution is not going to be worth it for most people.

Your comment, "I thought giving him half or allowing him to keep" says to me your expectations don't match a traditional partnership.

Just go to a different lender, appraisals are subjective and I have literally never heard of an appraiser commenting on the specifics of a heating source outside of just mentioning what it was. 

I think most of the comments before me seem like good advise on the real estate side.
