one of their standard requirements is to paint all exterior gas piping...their reason - to prevent rust. so let me get this straight. it has not rusted for 60 years, but now all of a sudden it will rust. lolat least that does not require a permit. :)

@Sam Rust so if it won't appraise in this market then I think this is a big red flag.

Close to the beach means be prepared to replace the heat pump every 7-10 years, hinges on cabinets and doors will rust since guests want to "enjoy the salt air", and on and on.

Another issue is units not being leveled off so again it won’t drain right, on older units we see a lot of rusted drain pans too .

@Bryan Habibi Whoever told you that wholesaling can be done with no money has lied to you and done you a disservice.

This is one place where it might be better to install plastic or wood shelves, instead of metal... the detergent and bleach and stuff may eventually rust a metal shelf.
