Mostly because of the 1031 rules.You do not need to use a TIC when you want to do a 1031 so do not confuse the two.A TIC will not have a clear exit path if there is 1031 money involved.

One complication can be if the loan was resold it is not clear if the new buyer is open to a restructuring.The bill was also narrowed to apply only to loans already in place so no home loans made going forward.I can see both sides.

Thanks.Other info: 1. the listing agent clearly mentioned that I am the bidder with the best and highest offer so that I think they started to work on the closing step2. when I pretend to be other bidder and asked the listing agent if they still accept other offers, the agent said they are working on escrow so that I presume I am the buyer.
