Basically using comps to get an average price per square foot for similar properties, and then apply that average to your target property to determine a fair market value estimate.They take it one step further and recommend that you take your list of comps and go "drive the comps", meaning go drive by the properties to make sure they appear to match what your MLS info tells you.

Now what you are proposing can be considered fraudulent if you are dumping money in to appear like you have funds within LLC with the intention of withdrawing right back out.

But usually I am a bit flexible in that since I still have the keys; after all, I have screened thoroughly so the tenant appears to be of good character, and it can be a large lump sum for some tenants to come up with all at once.
