Hi Scott,I worked with First American title co in Pittsburgh for a double closing but I think they require(or they used to anyway) that the buyer be present at the closing.

And while your intentions might be honorable, it sounds to much like a scheme likely to be seen on American Greed and Scams tv show at some point.

There are some really horrible contracts used by some investor types here, just because some old operator has used something for decades doesn't mean it's a good contract, in fact, it should be a red flag as things change and many just keep doing what they have always done

A lot of people who know Indianapolis well like @Shawn Holsapple, @Richard F. and myself are waving warning flags.

.- Two tenants on disability complaining about their last landlord is a big red flag to me.

Thus their American dream will never happen.

If the phone numbers don't match up, it is a red flag.

Having a seller offering to carry 67% of the asking price is red-flag enough for me.

@Brian Mathews , yes, but so far lower it really should have been a flag; I seem to remember someone on BP mentioning that one should perhaps not necessarily pick the very lowest bid, particularly if it's too low; I now understand why.
