They are now having relationship issues and the house is suffering along with them, its really messy, not like a crack house, but everything is on top of counters, dirty clothes piling up, floors haven't been washed in months.

I personally do not like regular office as it is very easy for a tenant to leave a space in one night versus a built out retail space that can make it difficult to relocate and expensive.90% plus of retail closings last year were furniture and clothing related stores.

Lodger has verbally agreed to surrender premises (mailed back keys from jail) and but stated since has no living family members available, requested his security deposit back and month to month storage of personal property (passport, social security card, US Army Veteran Honorable Discharge paper, about 5 suitcases of clothing and a couple milkcrate size boxes of misc personal belongings, that's it).
